Increase in yearly land prices: A matter of concern among the developers of Hyderabad:

  • Increase in yearly land prices in Hyderabad is a new matter of concern among the city’s developers because the prices have exponentially increased to almost 100%.
  • The other affected areas are the IT corridors of the city, which has turned out to be the most expensive market in South India leaving behind Bangalore and Chennai.
  • Residential prices have not bulged since 2009 which drove investors away to other cities.
  • Now that the Covid-19 pandemic has struck the entire globe, there is an enormous effect upon the city of pearls as well. The city has witnessed its residential localities like Kukatpally, HiTech City, Begumpet, and Kompallyto have surprisingly shot up despite the pandemic. Realtors from CREDAI and TREDA claim that the prices have increased by anywhere between `500-`1500 per square.
  • A toll on the quantum of investments have selected IT corridor and many other places in the city for making a development in commercial and residential real estate because there was a staggering increase in the land prices over the past years.
  • Other areas in Hyderabad that include Kukatpally, Ameerpet, Banjara hills, Miyapur, Gachibowli of Madhapur also witnesses a similar land price escalation up to 100%.
  • The cost of each acre in Kukatpally is around 48-58 crore Indian Rupees whereas the square feet price for each sector is more than Rs. 5,000. While land rates in the Madhapur-Gachibowli stretch vary between Rs 45 crore and Rs 50 crore per acre, the costs are the highest in the posh residential addresses of Banjara Hills and Jubilee Hills, amounting to Rs 87-90 crore per acre.
  • The main reason behind the sudden stooping increase in the land prices of the city is the new investor-friendly policy. The other reasons may include the maximum demand of the place for developing infrastructures.
  • Other inclusions are the presence of several international brands, regular demands for office spaces and its investments, helped generate immense employment opportunities in the city. This, in turn, led to a rise in the demand for residential apartments and plots in Hyderabad, especially in the last two years.
  • While Hyderabad is one of the most sought-after cities for investing in residential and commercial real estate, escalating land prices are indeed a cause of concern, especially in the West. To break the monopoly, the city needs to have better infrastructure facilities and growth options in other regions, including the micro-markets towards the East and the North. Moreover, to push sales, the owners need to bring down the prices to a considerable extent so that it is feasible for the developers, as well as the investors, who at present are refraining from investing beyond a certain limit.
  • The spike in property and land price is the result of Hyderabad being a very stable and lucrative market. Because, foreign investments are also bringing new employments to the city, therefore, the increase in the demand has also causes manipulative increase in prices.
  • Typically, when Hyderabad’s realtors were trying to get back on their feet, the recent land registration system bounded the city to show some effects such as incomplete real estate projects.
